Our rules are only to insure your enjoyment of the property as well the quiet enjoyment of our neighbors (who are really cool people). For your safety, NO diving off either dock, there can be shallow water present at times and this is a safety issue that needs to be strictly adhered to. Always wear your own personal flotation device (PFD) on any boat or watercraft at the property. These are not provided, so should you plan to do any lake activities, please make sure all people in your party have their own PFD. Please remove soiled linens and place in the washing machine, or if full, on the floor in front of it upon check out. Please dispose of all trash/waste in bags, and place all bags in the green bin with the blue top in the driveway upon check out. We welcome pets but please keep them on a leash when walking down to the docks as there are other dogs around and NOT on any of the furniture. Also, please pick-up after your pets. Please do not move any of our furniture or home decor items. NO smoking indoors or on the decks/docks. No use of illegal substances on the property. Per Army Corp regulations, NO vehicles are allowed on corp property anywhere. Please keep all vehicles on the drive and driveway and do not drive on the grass. Your use of the property is limited to:10 overnight guests / 14 person maximum during the daytime. Only 10 people on the property after 11pm. Over Use fees: Limitations are noted in this listing as to the number of guests permitted with your use. In the event you overstep these limits, you will be responsible for any damages plus an additional $100 per person per hour. Upon notification, you will have 1 hour to bring your party within limitations or these fees will be applied again. (after 11pm anyone on property will be considered an overnight guest and overuse additional guest fees will be applied at $50/person). Security & damage policy: Person or entity paying invoice is responsible for the care of the premises, appliances, and furnishings. You are also responsible for any and all damage by neglect or wrongful acts caused by you or any of your guests. Any broken/damaged/missing items will be charged at replacement costs and pictures provided.The Owner may immediately charge an additional overuse fee of $500 to the card on file for any damages or breaking house rules. In the event the damages & fines exceed the $500 The Owner will provide responsible party with an itemized statement of charges due. Tenant will then have 10 days to arrange for optional payment method prior to any additional charges. If any cleaning or repairs should create a delay in ability to rent the property, the tenant causing the delay will be responsible for all rental fees, to be billed at the highest season rate until all repairs are complete. Any fees not paid will carry an interest charge at the maximum allowable by law until such time all fees are paid. Noise/Nuisance: We have a ZERO tolerance policy with regard to noise/nuisance complaints. Guests are not to disturb neighbors with loud noise or music, or unlawful, unsafe or pollution causing behavior. Should the responsible party or any of its guests participate in such behavior, you will be asked to leave immediately and forfeit the remainder of the rental fee and the security/reservation deposit. (Quiet time per Hart county regulations after 11pm). With any complaint, the reservation is subject to immediate termination and not eligible for any refund of nightly fees or deposits. Liability & damage: All guests paying or otherwise shall indemnify and hold harmless the property owner from any and all liability, claims, loss, damage, or expenses arising by reason of any death, injury, or property damage sustained by any person including any owner or employee where such death, injury or property damage is allegedly caused by a negligent or intentional act by responsible party or any of its guests. Privacy: We respect the privacy of our guests, however, in the unlikely event it is needed, the owner may access the property as needed. 24 hour notice will be provided when possible. If it is suspected any house rules are being violated, the owners may enter with immediate notice or with authorities present. This is our family home, please treat is as you would your own!
